FREE BACKGROUND and Credit CHECKS
We comply with all Fair Housing Guidelines. We screened all applicants by verifying employment history, rental history, credit history, and criminal history. For rental history, we check the last three property owners.


FREE MOVE-IN/ MOVE-OUT-LEASE RENAWAL PICTURES
On or prior to the date of move in, the resident and one of our agents will conduct a move-in inspection of the property and will note any or all defects of the premises on a Move In/Move Out Inspection Form.
Both parties will sign the Move In/Move Out Inspection Form, which will constitute Resident's acceptance of the premises and that the premises was in good condition at the time of move-in. During all Move In, Move Out, and Lease Renewal inspections, one of our agents will take pictures of the premises to be a visual record of the condition of the property. These pictures will help us for resident's security deposit issues, and other issues, and you will receive a copy of them for your record. The agents will also take quarterly pictures of the properties up keep when rented from the outside. We will do inspections when requested on the inside of property, when rented. We are able to do weekly drive bys on the property as well.


MAINTENANCE
We have a maintenance crew that is on call 7-24 to handle all emergencies work orders. We have set maintenance guidelines that state what emergencies work orders are. Each resident must read the maintenance guidelines and sign a copy of them before moving in. Our maintenance crew and contractors can and will do normal maintenance. They are experienced and qualified. There is no market-up on repairs, or improvements.


LEASE
Our lease is quite extensive and detailed so that there is no question from the residents as to what is expected. Residents must sign the follow addendums Crime Free Housing, Pet, Lead Based Paint Disclosure, Mold, Drug Free Housing, Maintenance Guidelines, and more. These addendums will help minimize your liability. Our attorney professionally handles evictions at minimal cost to the owner/ resident.


Management Fees
Pricing: Residential Properties
Monthly Fee will be calculated in the following manner:
1) Occupied Units -8% to 10% of gross collected revenue (rented units)

Commercial/ Multifamily Properties
Monthly Fee will be calculated in the following manner:
1) 4% of gross rent
Note: Terms are negotiable.


MONTHLY REPORT
Your monthly proceeds and reports will be mail or emailed to you on the 15th of each month. We will inform you of all expenses and all new material facts about your property. If property is vacant we will send you an update of the people that have called on the property.
